State-wide building permit and inspection service

Our company carries out building surveying functions on projects throughout the entire State of Victoria . We have successfully completed professional services on projects in Shepparton, Hamilton, Inverloch and many other parts of the State.

 

 
 

Building Regulatory Advice and Consultancy

Our staff are always available to provide preliminary design advice regarding relevant building regulations and their likely implications on any proposed development, even at the conceptual design phase of a project.

   

 

Survey checking of architectural drawings against relevant codes and standards

A significant component of our engagement in relation to issuing building permits is the desk-top survey assessment of drawings against the requirements of the Building Code of Australia (BCA96) and referenced Australian standards. This assessment allows non-complying design matters to be identified at which time we will provide alternatives for achieving regulatory compliance.

   
  Building services design documentation assessments

As well as checking architectural drawings our staff are able to assess fire, mechanical, electrical and hydraulic design drawings for broad compliance with relevant codes and standards. The assessment of services drawings is normally limited to non-engineering aspects of the design. Certification of engineering calculations is sometimes required by the design or independent engineer.

   
  Performance Based BCA Fire Safety Assessments

Due to our fire engineering qualifications, we are able to identify the potential for alternative design solutions that vary from the BCA deemed to satisfy provisions, where such alternatives can maintain the required levels of life safety for the building occupants and meet the relevant BCA performance requirements. This is often undertaken with input from an independent fire safety engineer and without the need for referral to other governing bodies

   
  Fire Safety Audits, Inspections and Reports

Inspections and audits of existing buildings are often undertaken to examine whether the building provides a satisfactory degree of life safety, health and amenity to the building occupants, consistent with current day requirements. We are commonly engaged to carry out audits on existing public and private hospitals, nursing homes, hostels, industrial buildings, educational facilities and the like.

   
  Preparation and representation of modifications and appeals

Where an application to the Building Appeals Board for a modification to the building regulations is deemed necessary, our staff will assist in the preparation of a report for submission to the BAB. Appeals against reporting authority requirements or decisions can also be lodged through our office where requested.

   
  Disability Discrimination Act (DDA) audits

Assessments of plans and existing buildings for compliance with the requirements of the DDA for access, circulation and facilities for people with disabilities can be undertaken where required. It is noted that compliance with the BCA does not inherently mean compliance with the DDA.

   
  Aged care compliance and certification assessments

We specialize in assessing aged care buildings for compliance with the BCA and other relevant State and Federal requirements for the purposes of certification and funding. These audits are often carried out for owner/s, operators and/or government departments.

   
  Building condition inspections and reports
Our staff can carry out existing conditions reports and surveys where required for the purposes of due diligence, protection works or other regulatory compliance requirement.
   
  Essential Services reports and maintenance audits

Part 11 of the Building Regulations requires safety features, components and equipment in all buildings to be formally maintained for the life of the building. We can carry out an inspection of the building and associated maintenance documentation and advise as to whether you are complying with part 11 as well as complete a Form 15 ‘annual essential services report' for buildings constructed after 1 July 1994.
